Experience

I have proven methods to draw the largest crowds to an open house. I’ve learned that tenant selection is the most important part of maintaining a property’s marketability. This is where my experience as a property manager comes in handy. I will personally prepare your investment property for the open house. With my attention to detail, renters will be amazed when they walk into your open house. My experience as a landlord has taught me what renters are looking for when they walk into a potential “new home” they are thinking about renting. It is a fact that renters look at the cleanliness of a home before deciding to live there. A tenant who is proud of the dwelling s/he lives in is liable to take better care of the premises. Once I’ve finished the home, I let the home speak for it self. I have never had more then one open house before finding a suitable tenant for the home.

Next tenant selection; once the open house is over, I am generally left with a stack of applications to sort though. I run three different background checks on applicants before I choose one to be my tenant, credit check, rental history, criminal background. The more I know about a tenant before s/he moves into the home, the longer a tenant is liable to stay.

Before the tenant takes possession of the home, I make sure to establish a friendly relationship with the surrounding neighbors. I like to promote sound and positive relations with neighboring residents. I want neighbors to know I am a caring and respectful property manager, that I’m not interested in upsetting the neighborhood that I am going to place the best possible tenant in the home/neighborhood as possible.

Once this goodwill relationship is established with the neighbors, I enlist them in helping me keep an eye on the property. I leave my name and number with a couple of neighbors and tell them to call me anytime they feel something is wrong with the property. After all, if something is going wrong with a property, the neighbors are always the first to know.
